Minimum Rental Period
The minimum rental period:
- In the main season from June 23rd to September 9th is - 7 nights (arrival and departure day: Saturday)
- In the low season the minimum rental period is - 5 days (arrival and departure day: flexible)
General booking conditions
Deposit: 30% upon reservation
Final payment: 5 weeks before arrival
Deposit: € 1000 (by bank transfer in advance)
Minimum age: All travelers must be at least 25 years old (families welcome)
Service flat rate:
in the amount of € 590 (one-off) includes:
- Personal check-in / check-out with key handover
- Contact person on site
- Instruction in the finca
- Final cleaning inside & outside
- water consumption
- 1x weekly pool & garden service
- Included basic equipment:
- Toilet paper & kitchen paper
- Dishwasher tabs & washing-up liquid
- dishcloths & garbage bags
- washing machine tabs
- Selection of spices, oil & vinegar
- coffee capsules, milk, sugar
- Various types of tea
- Some bottles of mineral water
Arrival time: from 5 p.m. on the day of arrival
Departure time: until 09:00 on the day of departure
Payment options: credit card or bank transfer
Information on the deposit: The property was completely renovated in 2022/2023 and furnished to a high standard. Therefore, a deposit of 1000 euros will be charged, which must be credited to our account no later than 1 day before arrival. The deposit will be returned after departure and final cleaning, provided everything is in order. Any damage will be reported to the tenant by 5 p.m. on the day of departure.

Why "ECOTASA"?
(TOURISM TAX)
The tourist tax has been in force on Mallorca and the neighboring islands since July 2016. Its official name is "impuesto del turismo sostenible", tax for sustainable tourism. This income was originally intended to be used primarily to finance environmental projects, but also projects in the areas of monument protection, innovation, infrastructure and social affairs. Since the outbreak of Corona, however, the income has been used to fight the pandemic and its consequences. The Ecotasa is payable by every tourist aged 16 and over. 10% tax will be added to the amount.

We would be happy to recommend other service providers (massage, yoga, private kitchen, etc.), but we would like to point out that we do not assume any responsibility for the dates and services booked. This is only a recommendation for which we receive neither a commission nor a comparable service.
Cancellation
Cancellations of bookings are only valid if they are received by us in writing.
Cancellation Fees:It is pointed out that there is no statutory right of withdrawal for contracts for holiday homes with landlords in Germany and abroad. In addition, there is no right of withdrawal for contracts for holiday properties that were concluded in distance selling according to § 312g Paragraph 2 Clause 1 Number 9 BGB. However, there is a right of withdrawal if the contract has been concluded outside of business premises.
However, the customer is contractually granted a right of withdrawal by the landlord in accordance with the following provisions. It is strongly recommended to declare the withdrawal in text form.
In the event of cancellation, the following flat-rate cancellation costs will be charged, which take into account saved expenses and any other occupancy of the holiday home that is usually possible. These flat-rate cancellation fees are as follows:
a) In the event of cancellation up to 90 days before the start of occupancy, 30% of the rental price
b) From the 89th day to the 60th day before the start of occupancy 50% of the rental price
c) From the 59th day to the 30th day before the start of occupancy, 75% of the rental price
d) From the 29th day to the day on which occupancy begins and in the event of non-arrival without a declaration of cancellation, 90% of the rental price.
BOOKING WITHOUT RISK WITH COVID-19: The booking can be canceled free of charge at the time of arrival due to the entry regulations of Spain as well as the exit regulations of Germany, provided that these are related to Covid-19 and a journey to the rental property for the tenant and his fellow travelers can be proven by law because of not allow.
